2025 Japanese Hotel Market Review & Outlook

Japanese hotels continued to outperform performance expectations in 2025, once again delivering double digit growth. Booming international arrivals fuelled daily rate growth, even amid softening domestic demand.

Key Insights:

It was a standout year across the board. Strong gains in both average daily rate (ADR) and occupancy drove national RevPAR growth of 14%, with all major markets outperforming inflation.

• Supply-demand dynamics remain highly favourable, with the pace of supply growth continuing to fall in 2025. National room count lifted just 1% over the year, as the market faces ongoing construction cost and labour pressures.
• International arrivals grew 16% to a record 42.7 million, continuing to benefit from the weak Yen. Arrivals figures benefited from strong Chinese recovery in the first nine months of the year but faced notable contraction of Chinese demand in Q4 due to still unresolved diplomatic tensions between the two nations.
• While Tokyo continues to leverage record international arrivals into performance gains, regional areas are benefiting from displacement of domestic travel from key tourism centres and growing international exploration.
• Japan navigated a complex economic year headlined by domestic inflation and foreign tariffs. Economic trouble brought political change: a 3rd prime minister in two years.
• Cost of living pressures and heavy international tourism weighed on domestic demand, which retreated 3.8% in 2025.

Overall, it was another stellar year for Japanese hotels, with daily rate and occupancy uplift driving national revenue per available room growth of 14%. Performance was broad-based, with growth in all studied markets comfortably outpacing inflation.
