Masterplan Vision
The masterplan vision is to transform the landlocked site into a new lifestyle precinct.
The proposed precinct, One Binara, will be a vibrant new mixed-use precinct poised between the City and Glebe Park. Blending characteristics of Glebe Park and optimising the potential activation along City Walk, relationships with adjacent precincts will be enhanced. One Binara will rejuvenate the area through the delivery of a high quality public realm establishing an activated ground plane that visually and physically provides connections through from the City to Glebe Park.
The Masterplan proposes to transform the landlocked sites within the wider precinct surrounding Glebe Park, in-turn enabling the vision of an active extension to the city. Through the insertion of an accessway, shared to all users, from Binara Street to Coranderrk Street, the city block is unlocked and enabled to be accessed and addressed. This vision will provide broader precinct and masterplan outcomes to support the adjoining land users and connection through to the City.
The Precinct will provide new retail opportunities that serve and compliment the changing demands in a precinct that is becoming more densely populated. It will support Canberra’s ambitions to expand as a city and serve the city’s tourist market with two new hotels boasting views over Glebe Park and distant Parliament House.
Responding to the climatic zone in Canberra through the adoption of Passive House principles forms the basis of an exceptional standard of sustainability for the One Binara precinct. These sustainable principles will contribute towards a sustainable housing market by offering increased residential quality and choice in an inner-city location.
One Binara will respond local character and storey. Through an ongoing Engagement with First Nations people, the Design will evolve with a sensitivity and genuine connection to Country. The Architectural response will respond to local Stories and reference local connections and materiality.
As a destination, users of One Binara will experience a high degree of amenity. Through the landscaped urban realm, crafted used of scale, legibility of spatial progression and exceptional use of light, users will be afforded a level of comfort and amenity that will define One Binara as a destination.
As a truly mixed-use develop, the diversity in users and uses of One Binara will be reflected in the Architectural expression and user experience. A coupling of high-quality event space, hotel facilities, residential accommodation and retail uses will provide an active and highly desirable gateway to Glebe Park.
The proposal aligns with the Territory Plan 2023 and in particular the City Plan and targets best practice in design and delivery
