Salters Brothers has a team of origination professionals, who have direct relations with domestic developers and asset owners as well as broker channels, allowing the team access to a range of market opportunities.
Credit Funds
Salter Brothers current Credit Funds offer investors access to both the Australian and USA Credit opportunities investing in loans secured by commercial real estate including the living sectors (Residential and Accommodation) and are typically Senior Debt investments. The Australian Fund is denominated in A$ and the USA Fund is denominated in US$. They invest in loans in their respective geographies.
Salter Brothers Australian Real Debt Fund 1 is our inaugural actively managed diversified CRE fund that can invest in the Living sectors (Residential and Accommodation sectors) as well as targeted opportunities in the office, retail and industrial sectors.
The fund will primarily focus on senior and stretch first mortgage opportunities and may choose to syndicate out a portion of each loan to co-investors to increase the diversity within the fund.
The fund aims to provide investors with a target return above RBA base rate +400-600 basis points predominately through income distribution to investors although some of the return via capitalised interest.

Single Asset Investments
We provide investors with access to individual investment opportunities alongside our funds via dedicated syndicated credit investments that provide the opportunity to achieve targeted risk and return profiles. These investments involve deal-by-deal assessment and exposure to a single loan.
The single asset investments are generally loans that are secured by real estate in all sectors across the debt capital stack – including Senior, stretch and junior debt.
