The Salter Brothers Australian Hotel Group Fund provides an investment opportunity for long term investors seeking an exposure to the Australian hotel market. Today, the Fund’s assets include a high quality diversified portfolio in prime locations across Australia.

CURRENT ASSETS
The Group’s IHG Hotel Portfolio comprises 7 Hotels across the five major markets of Sydney, Melbourne, Canberra, Brisbane and Gold Coast, Australia, and are diversified by brand level with a concentration on the mid to upper-mid markets. They include the:

  • InterContinental, The Rialto, Melbourne
  • Holiday Inn, Potts Point
  • Crowne Plaza – Coogee
  • Crowne Plaza – Canberra
  • Crowne Plaza – Melbourne
  • Voco – Gold Coast
  • Hyatt Regency – Brisbane

Six hotels in the portfolio are managed by global hotel operator InterContinental Hotel Group (IHG), making Salter Brothers Hotel Group the largest owner of IHG Hotels in Australia, and the other by Hyatt.

Flinders Lane, Melbourne
Acquired in 2017 as an operating commercial site, the Group’s vision for No. 475 Flinders Lane is for the development of a leading luxury lifestyle hotel development with international branding.

Canberra
The Crowne Plaza Canberra will undergo an extensive reinvestment programme which will see the hotel become Canberra’s newest luxury hotel whilst the adjoining car parking allotment will be redeveloped into an upper upscale brand to compliment the proposed luxury hotel.

The Salter Brothers Hospitality Real Estate Joint Venture (SBHREJV) was established to capitalise on the short-term instability associated with COVID-19 which created opportunities to acquire attractive long-term assets at reasonable prices in Australian primary markets. SBHREJV comprises leading global institutional property investors GIC (48.7%) and Partners Group (48.7%) and represents their platform for investments in the Australian hospitality sector.

The portfolio consists of 11 operating hotels with 2032 rooms, predominantly located in capital cities along the Australian eastern seaboard and one in Perth. The assets are currently being refurbished to support the rebranding and repositioning from midscale to upper midscale & upscale. The hotels are operated by Accor, one of the world’s largest hospitality companies.

Salter Brothers Hospitality Retreat Fund 1

This fund was established to provide investors with a unique opportunity to invest in retreat hotel assets and the Salter Brothers Retreat Hotel Platform, underpinned by Salter Brothers’ specialised and proven hotel management capability.

The portfolio consists of 13 high quality luxury retreats with 407 rooms. The retreats experience includes luxurious lifestyle, wellness elements and elevated food and beverage with many hatted restaurants.

Property Opportunity Fund

The Property Opportunity Fund was formed in 2015 to provide specialist property investment opportunities. The Company focuses on capital growth through property related investments, ranging from developments and financing, to value added yield plays.

The largest investment of the Company is currently stapled securities within the Hotel Group, giving investors indirect access to 6 hotels across Australia.

The Company also holds 3 other property development assets located in various locations in Melbourne. Each of these assets represents a significant development opportunity (which are all at various stages of development) and include:
